For the price, (under $100/ night) it was adequate. The room was clean but the rug was dirty. It didn't look dirty but you definitely picked up dirt on your feet.
The kitchenette is pretty useless and comes with nothing. So you need to bring your own dishes, silverware, utensils, dish soap, and dish towels. Then there's no table to eat on. I'd rather have just a microwave and table to heat up leftovers.
Breakfast was pretty good. They had some fruit, yogurt, cereal, biscuits and gravy, waffle maker, bread, bagels, juice, and coffee.
The property could use some fixing up. It's not terrible but there is rust on the exterior stairs and a couple of places in the room where the moldings are coming loose. The chair in the room was like a school chair and looked very tired.
It's right next to 81, a HUGE antique mall, and some fast food restaurants. If you're on a budget, this place is fine. If you have a bit more to spend, I'd go closer to Staunton and find a nicer hotel.
