We enjoyed eight nights at this beautiful, quiet property away from crowds, yet lots of places to explore nearby, with a car. The owner and staff were very welcoming, kind. Breakfast on private patio of room each morning and beautifully decorated, spotless room. Pool amazing and still open in October although cool.

A hidden oasis with panoramic views! The road from the sea to this hilltop bnb is windy but worth the drive. Guiseppe is a welcoming host and his villa and rooms are gracious and comfortable. An especially peaceful and restorative stop after visiting busy cities and too crowded coastal hotspots.

This Bed & Breakfast was the best we’ve ever been to. The view was incredible, the infinity pool beautiful, and the room so clean and nicely appointed. We will definitely recommend to others. Getting to the property is a drive up a steep cliff but really with only one curve that is ok if you’re ready for it. I would recommend contacting the property to find out exactly how to get there and not just rely on GPS because you’ll lose service. But it’s absolutely worth it!

Fantastic experience!!!

Everything was fantastic! Giuseppe, is a gem, and was so kind organizing a safe wonderful local driver to pick us up from the train station, and he also picked me up for dinner at night, and a last minute train hurdle he even drove us to Rome for a fair price. This Villa is like no other, overlooking the mountains and Mediterranean views. It feels like you’re home away from the world with nature and quietness. Breakfast was fantastic delivered to our balcony in the morning, with croissants and cappuccinos. I hope we can go back that’s how much we loved it! Pool is beautiful even though it was a little chilly since we’re in October but we still loved it. I cannot recommend this enough! 5 stars!!! It is up in the mountain with no stores around, so it’s good to come with basic snacks and immediate food and drinks. However there is a small mini bar in the room with good prices and it saved the day for us since we arrived earlier in the day. Thank you again truly!

what an amazing place....

what a great place tinged away in the hills near Gate, the road is a bit of an adventure but after driving it several times during our stay it got less scary, and not any more scary than driving in Italy in general.... :-) it is a great place to explore the local surroundings like Gaeta, Formia and Sperlonga (one of Italy's 30 most beautiful cities) and its beaches... The hotel is fabulous, we got of the roof top rooms with private terrace, which I highly recommend, the pool was nice (a bit chilly the first days as it had rained the days/weeks before, but warmed up quickly in the three days we stayed there... a fantastic place overlooking the ocean in the distance, tugged away in the hills......

Super Unterkunft mit tollem Pool und schönem Blick. Wir hatten eine Suite mit eigener großer Terrasse, was sich meiner Meinung nach absolut gelohnt hat. Die Terrasse hat allerdings etwas kahl gewirkt. Ein paar Pflanzen wären schön gewesen. Das Frühstück ist italienisch, also eine Tasse Kaffee, Saft, Marmelade, Nutella und ein süßes Croissant. Man bekommt es aufs Zimmer serviert. Zum nächsten Restaurant muss man ca. 15 Minuten fahren. Die Straße ist eng und etwas abenteuerlich.

Rust en uitzicht

Alleen al voor het zwembad wil je hier verblijven. Schone, grote kamer, prachtige tuin met dito uitzicht. Alleen maar natuur om je heen. Op 5-10 minuten rijden het dorp, waar je wat winkels, bars en restaurants vindt. Vriendelijk personeel, dat 's morgens een eenvoudig ontbijtje komt brengen. Minpuntjes: er is geen bar of restaurant dus je moet zelf eten en drinken meebrengen. Er is geen koelkast, alleen een klein minibarretje. En het is wel érg afgelegen. Het hotel ligt aan het eind van een doodlopend weggetje waar je niet graag een tegenligger tegenkomt of 's avonds in het donker rijdt.

Absolut genialer Aufenthalt. Die Lage ist einfach perfekt und die Zeit an dem Pool zu verbringen, macht viel Freude. Der Inhaber ist wahnsinnig freundlich, die Zimmer groß und sauber und das Frühstück aufs Zimmer sehr angenehm. Wir würden jederzeit wieder kommen und können die Villa degli Ulivi uneingeschränkt weiterempfehlen.

Un joyau hors des sentiers battus

Trouver cet établissement peut sembler un exploit (!) mais, tel un joyau, la découvert en vaut vraiment la peine. Accueil chaleureux des hôtes, établissement impeccable et emplacement fabuleux face aux montagnes. La piscine est un atout supplémentaire et spectaculaire. Si vous revenez de la Côte amalfitaine et désirez vous reposer à mi-chemin sur le retour, cet établissement est idéal. Et vous pouvez y séjourner le temps de visiter Sperlonga et Gaeta! Fortement recommandé - nous y ferons certainement un détour lors de notre prochain passage en Italie !

This was a very clean and well maintained property. The pool is beautiful and the yard is very nice with olive trees and lavender gardens. We stayed in one of the Deluxe Suites and it had a nice queen bed, private covered patio with double screen doors and was very clean and modern. There are 11 rooms at this hotel. The yard and view overlooking the valley toward the sea was beautiful. It faces SW so we got sun all day and there were plenty of loungers to enjoy the pool. It’s a little remote but that’s what we like. It was well-signed and a pretty drive through olive groves to get there. The hosts were awesome and very friendly. I wish we could’ve stayed longer. I recommend the Il Miserablis restaurant in nearby Itri for dinner for a local, hip menu. We both thought the breakfast could use a little more variety (fruit, some sort of eggs), but what we did have was very tasty. Including the cappuccinos. And the breakfast room is very nice... classic Italian country view.
